Getting started with us
Start with the overview: All our services
What happens once I submit a porch subsidence enquiry?
A specialist subsidence firm covering your area gets in touch directly. They will ask about the property, the cracks or movement you have noticed, and which service is relevant, whether that is crack monitoring, crack stitching, underpinning or a broader subsidence repair. Any visit or further assessment is arranged with that firm.
How soon should I expect to hear back?
No specific turnaround is promised, as the specialist firm works to its own schedule. If cracks are widening fast, a floor has dropped noticeably, or a sale or purchase has a date that cannot move, write urgent at the top of your message and give the reason so the firm can treat it accordingly.
How do I raise a porch subsidence concern?
Use the enquiry form on this site. Include the property address and postcode, a phone number you answer during the day, and a description of what you have seen, for example diagonal cracks above a lintel, a porch pulling away from the main wall, or a step in the floor level. Mention which service interests you if you already know.
Does filling in the form commit me to any work or payment?
No. Sending the form asks the specialist firm to contact you, nothing more. The quote is free. Whether you go ahead with any repair, underpinning or monitoring is your decision after you have spoken with the firm and seen what it proposes.
What information is worth gathering before the specialist calls?
Photograph each crack with something for scale, such as a ruler or a coin, so the width is clear. Note when you first saw the problem and whether it has changed since. Record anything that may be relevant nearby: a large tree, a dry spell, a leaking drain, a recent extension, or any previous repair work on the porch or its foundations.
Can I enquire if I am buying a property or renting it out rather than living there?
Yes. Buyers who have received a surveyor's note about movement, landlords who have had a tenant report cracking, and owners who are simply unsure whether what they see is serious can all submit an enquiry. Describe what you know and the specialist firm will advise on whether crack monitoring, a subsidence survey or a repair is the right next step.
How does the specialist firm work out what a repair will cost?
The specialist firm prices from what it finds at the property. Porch subsidence can stem from shallow foundations, tree root activity, leaking drains or shrinkable clay, and the method chosen, whether crack stitching, resin injection or underpinning, affects the price. The quote is free and is based on the firm's own assessment of the site.
Can I spread the cost of porch subsidence repair?
If you want to pay over time, you can ask to be referred to a finance broker. That broker is a separate company from Porch Subsidence and makes its own decisions on any application. Acceptance is not certain. Porch Subsidence may receive a commission from the broker if a referral results in a finance arrangement.
